Listings Peak and Buyers Emerge

Available homes for sale in La Plata County likely peaked in late July, approaching numbers we have not seen since 2019 (over 500 listings). Buyers are slowly absorbing the inventory but taking a cautious approach and critiquing homes, their price, location, and condition. This is both healthy for the overall market and a good reminder to sellers that all factors, though price being paramount, will determine activity levels and the ultimate sales price.  

The increased inventory levels (+10% from 2024) are giving rise to pending home sales as more options have awakened home buyers who were waiting for new opportunities to become available. Our market remains specific as each area and neighborhood can vary significantly based on both local and macro drivers. If you would like to learn more about your specific area of interest, your home’s current value in today’s market, or just have a general conversation about the summer season and expectation for winter, please be in touch – I would be happy to discuss what’s important to you.
